A stunning Grade II listed, detached stone water mill conversion awaits you at The Water Mill. A five-star property, set in a spectacular location on the edge of the Peak District National Park.. A truly unique and charming property appointed to the highest standards throughout. It is situated in such a beautiful location, with scenic walks and cycle paths a short distance from the doorstep. There are two private paddock by the stream, just a short 5-minute stroll away, where you can enjoy picnics, play ball games and simply just relax.
The Water Mill can sleep between 14-16 guests. It is beautifully furnished and perfect for a family holiday or celebration, with an optional private hot tub in the front patio should you wish to add it on to your booking.
The mill provides six double/ king bedrooms, four of which can be either kings or twin rooms, and one bunk bed room. Six bathrooms/ shower rooms are either presented as en-suites or shared rooms across the property.
A large kitchen and dining room is located on the first floor - perfect for family celebrations and group get-togethers. It is also the perfect setup to hire a private chef/ mixologist! The lounge bursts with history. From the beams, to the grinding stones and pulleys; the sitting room hosts a wealth of mill features that sends you back in time. We offer two large modular sofa to seat up to 14 persons, a Freeview TV and DVD player, with a selection of books, DVDs and board games.
On the lower-ground floor, we have developed an extraordinary room showcasing the intricate mill workings behind a sheet of glass. Relax and unwind in our champagne bar whilst soaking up the history of the building.
Directly outside the Mill is an enclosed patio complete with a garden dining set, lounger and BBQ. At the front of the property we offer outdoor seating and an optional seven seater hot tub (this can be organised for an additional £195.00). Further to the enclosed patios are two beautiful, secluded picnic areas located by the river. Both areas have easy access to footpath and cycle routes.
If you are looking for somewhere very special with lots of history, character and charm The Water Mill at Bradbourne in Derbyshire has it all. Once a fully working mill producing grain and flour for the surrounding villages the property has been sympathetically restored. The property offers luxurious and unique accommodation in an idyllic setting and makes the perfect base for your next Peak District adventure.

Outside Description
Directly outside of the Mill, are two secluded patio areas complete with beautiful garden furniture, BBQ, space for a hot tub should you wish to book one, a charcoal BBQ and views of Bradbourne Mill.
We also provide to our guests an option to take a short walk to our private paddocks located by the river. This is only a ten minute walk through our fields and across a small wooden bridge. The private paddocks are for Water Mill guests only, providing picnic areas beside the stream for ultimate relaxation. Perfect for ball games and a quick paddle!
Downstairs Description

Upon entering the Mill, you will be greeted with an extraordinary room showcasing the mill workings behind a sheet of glass. You will find bar tables and stools, and an additional sofa where guests can unwind in a truly unique, relaxing setting while soaking up the history of the Mill. This wonderful space has been the backdrop for many celebrations, wine and cheese nights, murder mystery events and quiz nights!
Adjoining 'The Observatory' is a utility room complete with a washing machine, under-counter fridge/ freezer, and plastic wine and champagne flutes, not to mention a further toilet and shared shower room. This is particularly useful as the optional hot tub is located in the front patio.
On the far side of the Mill, there is a lower ground floor containing a beautiful stone flagged double bedroom, complete with a separate single day bed. This bedroom is complete with a wardrobe, dressing table, beautiful lighting and an en-suite bathroom.
First Floor Description
As you walk up the staircase from 'The Observatory' you will reach the lounge that is bursting with history. From the beams, to the grinding stones and pulleys; the sitting room hosts a wealth of mill features that sends you back in time. We offer two large modular sofa to seat up to 14 persons, a Freeview TV and DVD player, with a selection of books, DVDs and board games.
As you walk through the doorway, you will reach an open-plan kitchen and dining area. Consisting of a large country dining bench for 14 persons, a two oven electric range, coffee maker, sink, fridge, freezer, dishwasher, microwave, toaster, kettle, well-equipped utensils, crockery and glasses.
Just on from the kitchen, you will find two bedrooms:
The Hopper Bedroom: Named after the historic mill workings, the hopper is a bunk-bed room, complete with a dressing table and wardrobe. The bunk beds are full-sized single beds so they can still accommodate adults.
Haven Brook Bedroom: This champagne coloured bedroom can either be made up as a King size or twin room.
Second Floor and Above Description
Above the lounge you will find two bedrooms:
The Hoist Bedroom: Named after the mill workings that can be admired within the bedroom, this room can be designed as a king size or twin room, complete with an additional single day bed. The perfect room to use as a family suite.
Next to The Hoist, you will find a shared bathroom.
Mill Race Bedroom: With views over the Mill race that would feed the water wheels to the Mill, this room can be made up either as a king size or twin room, complete with its own shower room en-suite.
On the other side of the property, above 'The Hopper' room and 'Haven Brook' room you will be able to find two further bedrooms:
Corn Loft Bedroom: The Corn Loft is located in the eaves of the property as such lower exposed beams are to be expected. This bedroom can be made up as a King size or twin room, with adjoining shower and toilet.
Mill Stones Bedroom: Mill Stones is also located in the eaves of the property with low exposed beams being a beautiful aspect. A stunning chandelier and mood lighting can be found in this room alongside an en-suite complete with a roll-top bath.
