The lower-ground-floor also features a grand bathroom with a tranquil ambiance boasting a freestanding bath, basin and WC, creating the ideal place to enjoy some time to yourself. When you manage to tear yourself away from this luxurious dwelling, be sure to make the most of the sites indoor facilities including an indoor swimming pool, sauna and steam room as well as a sunbathing terrace and championship size tennis court where you can work on your swing.
Complete with complementary use of a heated indoor swimming pool, all weather tennis court, gym and games room and awarded the top accolade of Five Star Gold from Visit England/Quality in Tourism, there are three gorgeous bedrooms to the ground floor – a large double, a twin bedroom with a fabulous en-suite shower room with wet-room area, WC and had wash basin, plus a second double bedroom. A cot and high chair can be made available for the use of guests but can this please be requested at the time of booking. Guests are requested to provide their own cot linens.
The house bathroom is gorgeous – large, beautifully done with a stunning free-standing bath and is ideal to relax with a glass of champagne or a cup of tea, whatever your preference! – good-size shower, WC, bidet and hand wash basin.
Upstairs is an amazing space with a stylish kitchen which is very well-equipped with electric hob and oven, microwave, fridge with small freezer compartment, dishwasher, washing machine and tumble dryer.
There is dining area and a large living space with wonderful furniture and a wood burning stove. (Note – the wood burning stove is available from 30th September – 1st April)
Cartwheels is in a gated courtyard with a gravelled driveway and parking; there is a pretty central water feature surrounded by flowering plants, plus a terrace outside the property that has a table and chairs, where you can sit and enjoy drinks and meals in the open air.
The shared indoor heated swimming pool is fabulous – late afternoon the sun fills the pool area and the deep blue water shimmers in the light. There is a smart changing area for both males and females and the water is warm, so you can sit and enjoy a good read on one of the loungers. NB. The pool is closed during the winter months. There is an all-weather tennis court and a games room, so lots to do if you don’t want to just chill by the pool!
Light and airy Berry Pen offers discerning guests a stylish and comfortable interior in a beautifully renovated building which at one time was stabling and groom’s quarters for Kingham Lodge. The property is situated in a quiet courtyard location of just five properties and is a perfect retreat for families and friends.
The cottage sleeps five to six people in three en-suite bedrooms, one of which we have especially created on the ground floor with a shower wet-room suitable for guests with mobility disabilities.
There is a large open plan living-dining area, complete with cosy open fire. A modern kitchen is complimented by the private south facing terraced garden with dining furniture & BBQ, the garden is also accessible for those using mobility aids. A spacious utility room is useful for storing coats, boots and all the paraphernalia for your holiday!

Lodge Cottage is a beautiful, traditional self-catering cottage that retains its character with some parts of the property 300 years old. Lodge Cottage is ideal for a small family or two couples wishing to share.
The cottage sleeps four people. There is a double bedroom with a four-poster bed and an en-suite shower and WC. There is also a twin bedded room (the beds can zip together) and a family bathroom. The open plan ground floor has a wonderful oak floor. There is an open fireplace with comfortable sofas to sink into, and French windows leading into the delightful garden.
The fully fitted kitchen with oak floor, has the usual dishwasher, washing machine and large fridge freezer. There is a table and chairs for breakfasting in the adjacent south-facing conservatory. The sitting area has a new sofa and chairs for comfort arranged by the log fire and the flat-screen TV with freesat and free wi-fi.
The dining area has seating for seven, so you can have friends to tea. A travel cot, high chair and stair gate are in the property. A high-sided cot can be provided on request if you have small children.
The property has its own private walled south-facing garden with a terrace leading off the sitting area and conservatory.

This chic space is the ideal Cotswold bolthole retreat for sharing friends or a family holiday. The light and airy property has views up to the sky & out to the surrounding trees, limed oak flooring, rustic wooden beams and is furnished beautifully throughout. The Loft is located on the first floor with wide, anti-slip external access steps.
The Loft has one double bedroom with a king size bed, built-in wardrobes and a large shower room opposite. The second bedroom is a twin room with an en-suite family bathroom. If required we can zip-link the twin room to make an additional king-size bed, or add up to two more single beds to make a room that sleeps four for an extra charge. Kite’s Gate is a beautiful Cotswolds holiday home and is perfectly located in the popular village of Kingham set in the gorgeous Cotswold countryside between Chipping Norton, Stow-on-the-Wold and Burford.
This immaculate property can sleep up to six guests. The first floor has a double bedroom with king-size four poster and en-suite shower room, a second twin bedroom and a family bathroom are also on the first floor. On the second floor is another twin room with en-suite shower room. This oak beamed bedroom has spectacular views to Daylesford and the Cotswold hills beyond. If you wish, we can zip-link twin beds to create more king-size beds.
