Located within the heart of the Ashdown Forest, Kidds Hill Farm is a beautiful period house sitting at the end of a rural leafy lane with a gated driveway, offering guests a truly remarkable retreat.

The original house dates back to 1850 and has all the character and charm you would expect from a traditional period cottage whilst blending seamlessly with a stunning, modern, subterranean extension, housing a large open-plan living, dining and family area with a unique sunken bar and floor to ceiling bi-folding doors and windows, ensuring natural light floods through the house.

This is a house that just keeps on giving, as the outside space is just as special. During May to September guests have exclusive use of the heated outdoor swimming pool which forms part of the large outdoor terrace with plenty of seating and sun loungers.

A full outdoor kitchen with a wood fired pizza oven, teppanyaki grill plate and Weber charcoal barbecue, is ideal for those budding chefs who love a barbecue and the sit-up bar area allows you to watch as they get to work creating an al fresco feast.

A hot tub and tennis court are available all year round making Kidds Hill Farm a perfect destination at any time of year.

Cartmel Hill is a magnificent large country home situated in a breathtaking and serene off-road setting in the hills above Cartmel hamlet. The spacious 18th-century barn conversion, which was constructed using traditional stone, has been beautifully furnished and painted with heritage Farrow & Ball hues.

The living area offers sweeping views down Morecambe Bay and across the Cartmel Valley. This charming, light-filled room features five windows and is situated on the first floor to maximise the breathtaking views from three sides.

A stunning kitchen with oak beams and a “shaker style” that was handcrafted by a local craftsman using premium granite countertops and “pippy oak” cabinets. Along with a table and four seats, the kitchen also boasts beautiful views of Morecambe Bay and the Cartmel Valley.

The kitchen is next to the main dining area, which is accessible through double glass doors. The dining area features oak beams, a cast iron log fire, a large solid wood table, and chairs for eight people.

On the ground level is a “games room” with an electric organ, a Wii game console, a few Wii games, and a large flat-screen TV. Children who wish to separate from the rest of the group will love this room.

The main bedroom is enormous and features a large en suite bathroom and shower room, as well as two French doors that open onto the sunny veranda. The ‘Jack & Jill’ style bathroom is also accessible from the hallway leading to the other upstairs bedroom.

There are two further bedrooms and two baths on the ground floor, both of which have views of the woods and garden.

There is a sizable lawned space at the back that is accessible from the sitting room, veranda, and bedrooms. It features a BBQ, along with a big table and chairs. This expansive, completely enclosed garden offers breathtaking views of the Cartmel Valley to the south, the bay, and the ocean beyond, as well as farmland and forests.

The large summer house provides electric power outlets, heating, lighting, a large wine cooler/fridge, and padded chairs.

Explore the lawns and gardens to the circular path which runs alongside the lake, or adventure through the dapple shaded woodland. Avid birdwatchers may wish to bring their binoculars and enjoy the bird hide, where resident birds such as the mute swan, duck, heron, grebes, coot, moorhen, kingfisher, and many more can be spotted.

The tranquil Ski Club is located on the outskirts of the historic spa town of Droitwich Spa, within easy reach of Worcester (9 miles away) with its splendid cathedral and excellent shopping; or Shakespeare’s picturesque Stratford-upon-Avon, just under 25 miles away.
