The magnificent Manor House is over three hundred years old and is grade II listed. It has undergone a major refurbishment programme to create a luxury eight bedroom, seven bathroom property which will sleep up to eighteen. And if you’re into hot tubs, there’s one of those as well.
There is also a beautiful, newly refurbished barn conversion, Honeysuckle cottage which has ten sumptuous bedrooms, nine bathrooms and will sleep up to twenty two. This brilliant celebration house also has its own hot tub.
The two properties when booked together gives you great flexibility and works very well for multi-generational groups.
Within walking distance of the beautiful beach of Reighton Sands the properties are delightfully situated on the North Yorkshire coast between Bridlington & Scarborough.

The first thing you will notice when entering is the feeling of space. There is large galleried entrance hall with wood burner and seating areas, and adjoining cloakroom. There is a piano on the upstairs landing leading to the lounge areas.
The first and second floor living rooms and lounge areas have panoramic views over Oulton marshes and beyond. These are west facing, with the lower lounge having sofa’s, a dining area and outside balcony offering the chance of viewing spectacular sunsets. The top lounge has sofa’s to relax and a large Smart TV and Blu-ray DVD player.
On the ground floor is a spacious farmhouse kitchen, handmade by local tradesmen finished with granite worktops. The kitchen has a dining area seating twelve and fully equipped for cooking and dining. Through the kitchen patio doors is an outside terrace with covered seating area and views over the marshes.
On three floors are four/six bedrooms, each with en suite facilities. On the ground floor there are two bedrooms, a luxury super king bedroom with en suite and a twin bedroom with en suite wet room. On the first floor, there are two family rooms. Each family room accommodates up to 4 people through two connecting rooms.
Please note that larger parties up to sixteen can be accommodated through the adjoining Marsh Cottage.

They are now offering Survival Half Day courses which sound great fun and just the thing for our more adventurous Barlings guests. A recent stag party had a fantastic time there.
