The Farmhouse is one of three charming holiday cottages on Burnville Farm, with the storybook look of a classic country home. Large and full of character, it sits on the edge of a traditional Devon farmyard. Leave your boots in the hall and wander into the cosy sitting room with its exposed beams, and from there step into the bright sunroom—perfect for sunny days.
The kitchen is fully equipped for preparing meals to enjoy around the big, sociable dining table, which sits beside an open fire and intriguingly began life as an old dough trough. Upstairs are four comfortable bedrooms, each offering a peaceful place to unwind after busy days exploring the area or making the most of the farm’s facilities.
Outside, just 20 yards from the house, is your own spacious, enclosed garden, complete with lawn, trees, a stream, and a barbecue. Beyond the garden lies as much freedom and fun as you could wish for. You’re welcome to roam the 250-acre farm, lend a hand when possible, picnic by the pond, swim in the shared seasonal outdoor pool, play tennis, and make use of the shared games room and gym.
You can also arrange clay pigeon shooting, archery, or mountain bike hire with the friendly owners (small extra charges apply). The surrounding open moorland and the Granite Way cycle trail offer wonderful routes for cycling or walking. If you have horses, you’re welcome to bring them too—stabling and grazing are available. Nearby, you can also arrange golf or gliding, and Roadford Lake offers excellent water sports.

On arriving at Garradh Cottage, one of the first things to savour is the panoramic view that stretches across fields of grazing sheep, woodlands, and local hills and lochs, up to the permanence of the Cairngorm mountain range. Changes in weather and light alter the perspective, bringing different elements to the fore. The cottage’s farmhouse-style windows (and an outdoor bench) face southeast towards the view, so you can enjoy it from every room throughout your stay.
In this lodge, each room feels like a work of art. Painted wood panelling and walls are paired with beautifully patterned wallpaper, and the furniture, chosen with a curator’s eye, serves its purpose while adding timeless style.
Curl up on the sofa in the lounge to watch a film, read a book or settle into a blanket-covered nap. Or, if you’re in the mood for conversation, choose the armchairs that flank the wood-burning stove.
The spacious cottage-style kitchen adjoins through a cottage-style doorway. From here, there’s access to the private back garden, which holds a hot tub, picnic bench, BBQ, secure storage, stone benches in the shade of a pine tree, and more views, this time to the foothills of the Monadhliath mountains.
The sloped ceilings and overhead Velux windows in the bedroom, to which you ascend via thickly carpeted stairs, mean star-filled skies can be appreciated, unobstructed, from the warmth of the bed. A bedside switch controls the blinds for the window opposite. Sometimes, it’s the little things.
The bathroom is the definition of understated luxe, with bronze fixings and fittings, golden-green tiles and a Victorian-style cistern (a nod to the cottage’s age – it’s over a century old).
Garradh Cottage is on Alvie Estate, and its almost endless selection of on-site activities and experiences mean you don’t have far to go to get involved in something a bit different. There’s pony trekking, zip lining, red squirrel and deer photography, archery, quad biking, gorge walking, a farm tour, bushcraft skills, fishing, paintballing and more, all within walking distance. You’re also just 15 minutes from the town of Aviemore, and even closer to the village of Kincraig, which has a great cafe and welcoming pub.
