If you are looking for a large property for a family get together or celebration with friends then 98 Fountain Villas certainly ticks the boxes. Sleeping up to 16 guests the villa is an ideal location for a holiday, special break or as the venue to celebrate a special occasion. The house is well equipped and comfortably furnished to provide a relaxing base from which to explore the surrounding area.
Sleeping up to 16 guests, 98 Fountain Villas is a Grade 2 listed Georgian style house is situated in the centre of the famous tourist town of Matlock Bath in the Derbyshire Dales on the edge of the Peak District and in the World Heritage Site of the Derwent Valley.
The seven-bedroom, four-bathroom villa has free Wi-Fi and off road parking for 5 cars along with all the comforts of home over three floors.
Outside, at the front of the house there is parking for up to 5 cars and a seating area overlooking the promenade and with views along the River Derwent. A side path leads to an enclosed courtyard with access into the kitchen.
The rear garden and patio are terraced above the courtyard and are accessed by steps from the front parking area and through the breakfast kitchen on the second floor. This private patio is ideal for a morning coffee or a glass of wine after a day spent exploring the Derbyshire Dales and all the area has to offer.
The entrance to 98 Fountain Villas is into the beautiful hallway with high ceilings and a wealth of original features. To the left of the entrance is the dining room which overlooks the promenade and river. The dining room has the space to seat sixteen guests in comfort to enjoy a meal together. After your meal, guests can relax in the large lounge across the hallway.
The lounge has comfortable seating for all guests and a wall mounted smart TV so you can relax and enjoy a movie night or your favourite shows, alternately there is a selection of games and books for all ages.
At the back of the house is a superbly appointed fully equipped kitchen. The kitchen has a large range cooker with gas hobs and electric ovens, a dishwasher and a fully integrated larger fridge. The kitchen has all the crockery, cutlery, glassware and gadgets to cook and serve a meal for all guests staying in the house. There is also access to a really useful walk-in pantry with open shelving, a fridge freezer with an ice making facility and a washing machine.
A cloakroom with space for shoes boots and coats is off the hallway along with a downstairs WC.
First Floor Description
Travelling up the original balustrade staircase you reach the first floor with four bedrooms and a family bathroom. The house faces south, giving the bedrooms a pleasant light atmosphere through the large windows along with views down the promenade and river. All bedrooms are decorated in cool calm and sophisticated colours with furniture and storage that compliments the overall design scheme.
The first flooor rooms are as follows:

Second Floor and Above Description
Off the balustraded hallway on the second floor we have:
Bedroom 5, king-size double bed with on-suite shower room Bedroom 6, with three single beds Bedroom 7, with three single beds A large family bathroom with shower bath & double vanity unit. There is also a breakfast kitchen which is ideal for a morning cup of tea and toast! The room has a table & chairs to seat eight, a larder fridge, it is equipped for hot drinks, toast & cereals.
Access to rear garden & patio is through the breakfast kitchen.
Window Views Description
All windows on the front of the property overlook the main promendade and river, the first and second floor windows especially allow you to take in the view of Matlock baths famous features such as the jubilee bridge and the surrounding Derwent valley.
