The cottage is delightfully situated in the heart of Teesdale, near Barnard Castle and the North Pennines AONB and close to the Yorkshire Dales. The cottage has been refurbished to a very good standard with original wall cupboards, beams and fireplaces retained. Furnished with country antiques and paintings and photographs of local interest Boot & Shoe cottage simply oozes character and charm. The cottage is cosy and the sitting room with its wood burning stove, comfy sofas has views over the front garden and fields. The fully equipped kitchen / dining room has French windows opening on to the garden with steps down to the river.

Outside Description
Step out of the front garden gate and you are on the Teesdale Way. There are fields to the front with horses, sheep and cattle. To the rear is a small garden with seating and beautiful views of the river, and steps down to the riverbank. A short walk takes you to the pretty hamlet of Wycliffe with its 12th Century church. And for the brave, the river makes a perfect swimming pool!
Downstairs Description
A lovely sitting room with woodburning stove and views to the garden and fields in front. The kitchen / diner, with French windows onto the back garden, is the perfect place to sit and watch the birds and river go by. If you are lucky you will spot our resident kingfishers and sometimes the otters. There is also a utility room and back porch for muddy boots and coats, and a shower room.
First Floor Description
Upstairs is a large double bedroom with views to the front. The twin is attic style under the eaves and has an adult bed and a child's bed. There is also a bathroom and landing with well stocked toy cupboard.
