Perfect for extended family and group holidays in Yorkshire the accommodation is of the very highest standards. As well as stunning rural views and gardens, a luxury hot tub the inside of the barn is just as impressive. Superb facilities include eight luxury ensuite bedrooms, comfortable and spacious living areas, a large fully equipped farmhouse kitchen and also welcomes well behaved dogs.

Kipling House Barn is surrounded by farmland, mature woodland and delightfully situated between the Yorkshire Wolds villages of Shiptonthorpe and Middleton on the Wolds. This location is perfect to explore East and North Yorkshire’s cities, countryside and coastlines.

Outside Description
Outside, the farm’s former foldyard has been professionally landscaped to create a tranquil garden and courtyard area with parking area for 8+ cars. There is a large 8-person hot tub, two deck chairs, a dining table with a BBQ, and two large sofas with additional benches and coffee tables. The foldyard was renovated to ensure the area is privately tucked behind a tall brick wall with electric gates to enter.
Downstairs Description
The main living area is a 70m2 day room and dining kitchen with a wood burner and double doors onto the 350m2 facing courtyard garden. The farmhouse kitchen dining room is fully equipped, with a large breakfast bar seating 12 and an extendable solid wood dining table which seats 16. There are also two large sofas facing the panoramic views and wide screen TV.
The Barn is heated by energy efficient groundsource heat pumps, and the ground floor benefits from under floor heating.
Bedroom 'Neptune' sleeps three, and is our accessible bedroom with a superking and an executive single bed. The ensuite is a wet-room with shower seats, rails, low sink and WC etc.
Bedroom 'Ralph' is a double room; and Bedroom 'Katnook' is a superking. All bedrooms have TVs, USB points, desk and chair, hairdryer, vanity mirror and luxury bed linen and towels. The three downstairs bedrooms all open out onto the landscaped courtyard. The bedrooms are delightfully named after owner Sarah's Hereford bulls.
There is also a large entrance hall, boot/laundry room and a large communal bathroom on the ground floor.
First Floor Description
The upstairs of Kipling House Barn features 35m2 living room with floor to ceiling windows for panoramic views of the Yorkshire Wolds towards the River Humber. Books and magazines are provided in this room as well as a large screen TV.
Bedroom 'Dennis' and Bedroom 'Boris' are either dressed as twins or as superkings.
Bedroom 'Caesar' and Bedroom 'Kudos' are superking rooms each with a sofa bed offering space for a further three people.
Bedroom 'Hector' is a 41m2 family bedroom with one super-king size bed and two singles, a bath and a shower. There are childrens books and toys in this room.
Again, all bedrooms are ensuite, all linen and towels are provided, each room offers a desk and chair, hairdryer, vanity mirror and TV.
Two travel cots and mattresses can be set up on request - however we do not provide cot linen.
Window Views Description
The barn is situated on a working farm surrounded by mature woodland and is a haven for wildlife including bats, buzzards, red kites, hares and hedgehogs. There are two 150 year old dew ponds to the front and rear which are home to frogs and recently newts. With the support of Yorkshire Wildlife Trust, we are currently undergoing renovation of the ponds in hope of encouraging further wildlife to make them their home.
In the summer months you will see some Hereford cows and Southdown sheep grazing on the paddocks surrounding the farm. In the spring there will be some lambs at the farm, and calves may be around at any time. All year round the farm is a working farm, so their may be some tractors and machinery moving through the yard.
