Orchard House is beautifully situated with superb views over the Dart estuary towards Dittisham and Stoke Gabriel. The house can accommodate up to 6 guests in 3 spacious bedrooms and is ideal for a family holiday or special break in South Devon. The house can also accommodate up to two dogs, for which there is a small additional charge (£30 per dog). Orchard House has been furnished and decorated to a very high standard and offers superb facilities throughout.
There is space for everyone in the large open-plan living area with homely furniture, modern essentials and breath-taking views. Beyond, the beautiful terraced gardens extend over ½ acre with separate access down to the water’s edge and plenty of space for sundowners, BBQs and stargazing.
Orchard House is one of just 2 stunning holiday cottages at Riverside Farm which is located in a beautiful part of South Devon. The cottages are simply perfect for a family holiday or special break at any time of the year. Situated on the banks of the Dart estuary there are views to die for and the accommodation is to a very high standard. The cottages are also the perfect base from which to explore the many beaches, walks, outdoor activities, wildlife, harbours and attractions South Devon has to offer.
Orchard House has a patio area with a garden dining table and chairs and a BBQ, as well as 1/2 acre of terraced gardens with additional outdoor seating, all of which afford beautiful views over the Dart estuary towards Dittisham and Stoke Gabriel. There is ample parking in a covered garage (two spaces) and a generous driveway. There is separate access to the riverbank.
The downstairs accommodation is laid out as an open plan area. The entrance opens into a boot and coat area with a door to a downstairs cloakroom, with WC and wash hand basin. From there lies an open plan kitchen (off which sits a separate enclosed pantry), a dining room and living room with a desk, a wide-screen TV, a DVD, Wifi, stereo, radio and wood-burner. The kitchen area and pantry have two under-counter fridges, a freezer, a microwave combi-oven, a conventional oven, a dishwasher, an electric hob and is extensively stocked with utensils and appliances.
Access is provided to the garden through two sets of double doors. These and the windows overlook the garden and surrounding fields.
First Floor Description
The upstairs comprises three double bedrooms. The double bedroom overlooking the river has a king-size bed and an ensuite bathroom with a shower, two basins and a WC.
The middle bedroom has a king-size bed and overlooks the garden and surrounding fields. It sits adjacent to the family bathroom with bath and hand-held shower attachment, wash-hand basin and WC.
The third bedroom overlooks the garden and surrounding fields and comprises twin (zip and link) beds that can be configured as a super-king. It has its own ensuite shower room with two basins and a WC. There is also a separate utility cupboard on the landing with a washing machine, tumble dryer, ironing board and iron.
Window Views Description
The windows on the east side of the property up and downstairs overlook the River Dart estuary, whilst the south and west sides face towards the gardens and surrounding fields.
