Delightfully located in South Herefordshire the barn is the ideal accommodation for larger families and groups who are looking to holiday together or as a venue from which to celebrate a special occasion.
Superb facilities include games room, complete with table tennis and a pool table, as well as other outdoor games equipment. Relax in the extensive gardens and enjoy beautiful rural views or take in the sun on the paved patio with a barbecue and year round hot tub and pizza oven . If the weather is unkind have fun in the indoor games room.

Outside Description
Within the extensive grounds, there is large flat grassed area with football goals that is ideal for playing many sports. On the raised patio area adjacent to the barn is an outdoor Jacuzzi. This is perfect for taking in the picturesque views towards the Cotswolds, whilst sipping a glass of champagne!
The patio has tables and seating for all guests plus a BBQ in the Summer months and a Pizza oven, which is for use all year round.
The Games Room, with a pool table and table tennis, is accessed from the outside car park. There is also a selection of toys for our youngest guests. Other sports equipment is provided, including tennis rackets, balls and footballs.
Downstairs Description
The entrance from the ample car parking area leads into a magnificent Galleried Hall that is open to all three floors with a grand oak staircase and an exposed stone chimney breast. To the left of the hall is the Lounge with extensive views over the front garden towards the Cotswolds. Here you can unwind on leather sofas; with enough seating for everyone, it is the ideal place in which to relax.
To the right of the hall is a Television Lounge. Exposed stone walls and a fireplace with an electric imitation wood-burner create a cosy room with plenty of seating for watching tv or DVDs or playing on the Wii games console. A selection of board games and books are provided, as well as some toys for younger children. A huge map of the area is included to assist in planning outings in addition to local attraction information and books of local walks.
This leads into the Dining Room, a very large 30 foot room with two large oak tables that comfortably seat up to 20 guests and two sofas next to the gas 'wood-burner'. China and glass are kept in the oak units ready to lay the tables and make hot drinks and toast. There is also a sink, a fridge, a wine cooler, hostess trolley and two dishwashers.
On the east-facing aspect of the dining room, glazed double doors with adjacent glazed panels lead to a paved Terrace complete with a large gas barbecue (gas and tools provided). Here you can enjoy wonderful panoramic views from the outdoor tables and seating.
Next to the dining room is a cloakroom. Adjacent to the dining room is the Kitchen, which is fully fitted with wooden units. The kitchen is equipped with a large dual fuel range cooker, an American-style fridge-freezer, microwave, George Forman Grill, dishwasher, sink and all the utensils and gadgets you will need to cater for a large party. There is also a washer-dryer.
A passage from the dining room leads to Plum Tree Suite, a ground-floor bedroom suitable for the less able. This is a large twin-bedded room with wrought-iron beds and a wet-room with shower, toilet and wash basin.
First Floor Description
From the grand Oak staircase three bedrooms are accessible on the first floor: Elm Tree Suite is a twin or super-king-size bedroom with an en-suite bathroom complete with a bath, separate shower cubicle, toilet and two wash basins. A south-facing window overlooks the garden and countryside beyond. If preferred, the twin beds can be zipped together to make a 6 foot super-king-size bed.
Beech Tree Suite overlooks the front lawn and terrace. Its en-suite has a bath with a central mixer shower tap, a separate shower cubicle with a fixed-head shower, toilet and wash basin. If preferred, the twin beds can be zipped together to make a 6 foot super-king-size bed.
Oak Tree Suite is the barn's largest bedroom. It is light and spacious with a magnificent 6 foot king-size bed. Impressive views can be enjoyed from the chaise-longue overlooking the terrace, front lawn and countryside beyond. The en-suite bathroom boasts a bath, double shower cubicle, toilet and an oak-topped vanity unit with two basins.
From the other end of the barn a staircase leads to Apple Tree suite which overlooks the pond. Its en-suite Victorian-style bathroom has a stand-alone bath with shower fixtures, toilet and wash basin. If preferred, the twin beds can be zipped together to make a 6 foot super-king-size bed.
Second Floor and Above Description
On the left above the main hall, a galleried walkway leads to Pear Tree Suite. This king-size (5 foot) double bedroom is characterised by exposed oak beams and Velux windows that reveal stunning views over the garden towards the Cotswolds. Its en-suite bathroom has a shower, toilet and wash basin.
To the right at the top of the main staircase is Willow Tree Family Suite This king-size (5 foot) double bedroom suite has Velux windows surrounded by oak beams and, in an adjoining dressing room area, two day-beds with Hypnos mattresses. The en-suite bathroom has a bath with shower head, toilet and wash basin.
The other set of stairs lead up to the second floor and Chestnut Tree Suite. Two Velux roof lights, set into a beamed rake ceiling, give panoramic views to open countryside and the Malverns. If preferred, the twin beds can be zipped together to make a 6 foot super-king-size bed. The en-suite bathroom has a shower, toilet and wash basin. This room can also be accessed through Willow tree suite.
Window Views Description
The views are of magnificent rolling countryside and on a clear day you can see the Malvern HIlls.
